The Multiple Listing Service — the MLS — is the central database through which real estate agents share property listings with one another and, through syndication, with the general public. Understanding how it works gives both buyers and sellers a meaningful edge.
What the MLS Is
The Snake River Regional MLS (SRRMLSA) is the primary MLS database for Southeast Idaho. Licensed real estate agents and brokers subscribe to it and enter their listings into the database. Other agents then access these listings to find properties for their buyer clients.
MLS vs. Zillow, Realtor.com, and Trulia
The national portal sites (Zillow, Realtor.com, etc.) get their data from the MLS through syndication agreements — but there's always a delay, and the data is often less complete than what's available directly in the MLS. For buyers working with an agent who has direct MLS access, new listings can be seen instantly. By the time a listing shows on Zillow, it may already have offers.
How Listings Enter the MLS
When a seller signs a listing agreement with an agent, the agent typically has 24–48 hours to enter the listing into the MLS. Photos, descriptions, features, and pricing are entered, and the listing immediately becomes visible to all subscribing agents.
